Atlantic County at a glance
- About 63% of Atlantic County sits inside the Pinelands, one of the highest shares in the state.
- The coastal strip falls under CAFRA, so shore-side parcels carry an extra layer of rules.
- Sewer and waste are handled regionally by the Atlantic County Utilities Authority (ACUA); much rural land is on well and septic.
- We buy Pinelands, wetland, and buildable parcels here, including land other buyers reject.
What land do you buy in Atlantic County?
We buy vacant lots, wooded Pine Barrens acreage, farm-assessed ground, and tear-down properties throughout the county. That includes the agricultural interior around Hammonton, Folsom, and Buena, the Pinelands townships of Mullica, Galloway, Hamilton (Mays Landing), and Egg Harbor, and parcels closer to the coast. If you are not sure whether your lot is buildable, that is fine. We make offers based on the land for what it is.
How do the Pinelands affect Atlantic County land?
With roughly two-thirds of the county inside the Pinelands, the management area your parcel falls into drives what you can do with it. Preservation and agricultural areas limit building but may carry Pinelands Development Credits. We check the management area and any PDC status when we look at your parcel. See our Pinelands-restricted land page for details.
What about the coast and wetlands?
Closer to the bay and Atlantic City, parcels can fall under CAFRA and freshwater or tidal wetland rules, with transition-area buffers that limit building. We buy wetland and unbuildable parcels too, and we understand how these designations affect value.
Common reasons people sell here
Inherited Pine Barrens lots, land behind on taxes, out-of-state owners tired of paying for ground they never use, and large parcels that could be split. We handle all of these. Start with inherited land, back taxes, or out-of-state owners.
The shore and bay land we want most
Atlantic County is where the Pine Barrens meet the coast, and the parcels closer to the water are the ones we are most eager to buy. Back-bay lots, marsh-edge ground, and land in and around Galloway, Egg Harbor Township, Egg Harbor City, Absecon, and the greater Atlantic City region often carry CAFRA and wetland questions that send other buyers running. We are not other buyers. If you own a coastal or bay-area parcel here, buildable or not, it is exactly the kind of land we chase.
Towns and areas we buy in
We buy across the whole county, from the blueberry country of Hammonton, Folsom, and Buena, through the Pine Barrens townships of Mullica, Hamilton (Mays Landing), and Egg Harbor, to the coastal communities near Galloway, Absecon, Northfield, Linwood, and Somers Point. Estell Manor, Weymouth, and Port Republic count too. Wherever your Atlantic County parcel sits, send us the address.
